The opportunity

Built for senior care from the ground up.

Silvercreek Living opened in 2017/2018 as a purpose-built assisted living community in the East Building and memory care in the West Building. It filled to capacity almost immediately.

It closed during the pandemic — not for lack of residents, but because the operator could not house and retain the caregiving staff the campus required. The buildings have been maintained in Class A condition ever since.

What that means for an operator is unusual: the corridors, unit layouts, egress paths, sprinkler coverage, commercial kitchens, and secured memory care building already exist and already work. There is no conversion to fund, no structural unknown, and no eighteen-month permitting exercise between closing and the first resident.

The need

A market with no senior housing option at all.

The Wood River Valley is home to the Idaho cities of Sun Valley, Ketchum, Hailey, and Bellevue, and to the world-renowned Sun Valley Resort — the first destination ski resort in the United States. It is one of the most affluent resort and retirement destinations in the country, and one of the oldest by population.

It does not have a single assisted living or memory care community operating in it.

24.5%
of Blaine County residents are 65 or older — against 17.7% statewide and 18.0% nationally.
6,200
county residents aged 65 and over, in a total population of roughly 25,000.
$735,300
median property value — a market with the means to pay privately for care.

So when a family here reaches the point of needing care, this is the distance they drive.

Each way, in winter as well as summer. A spouse cannot visit daily at that distance. Adult children cannot stop in after work. Residents leave behind the neighbours, physicians, and streets they have known for decades — at exactly the stage of life when familiarity matters most.

The campus

Finished like a home, engineered like a care facility.

Vaulted ceilings, fireplaces, and mountain views — over full sprinkler coverage, per-unit life safety alarms, and single-story egress.

The offering

Offered for purchase or long-term lease.

Ownership is speaking directly with senior housing operators and the capital partners who back them. Two structures are open.

Purchase

Fee simple acquisition of the entire 2.2-acre campus by an owner-operator, or by an investor paired with an operator. Ownership is offering the property directly.

Long-term lease

A long-term triple-net lease to a well-capitalized operator, which materially reduces the upfront capital required to open. Terms are negotiable.

Pricing, lease structure, and financials are available under confidentiality agreement.

Sign it online in about two minutes. Nothing is mailed to you and nobody has to send it — the memorandum arrives as soon as you finish.
